Multifamily Tile Flooring

1. Tile

Let’s start with granite, this material is very durable. With proper care, granite may be the last countertop your property will ever need. Granite is a heat resistant natural stone. It comes in variety of colors, patterns and variations, such as softer earth tones, reds, blues and sometimes greens. Granite has many different striations between each slab and that is what gives granite its unique appeal.

The only downside of using granite is that it is a semi-porous material that can trap water and bacteria that could make it unsafe for kitchen use unless it is sealed periodically, about once or twice a year. There are many sealers available at your favorite home improvement store that are easy to apply. The key is making sure the granite is clean before you seal. If it’s maintained properly, granite will last indefinitely compared to other common counter materials like: laminate, tile, butcher block or concrete.

Hardwood Flooring Upgrades

2. Hardwood

Hardwood is another fantastic and highly durable flooring option for multi-family properties or offices. If the hardwood accrues scratches or dents, it is easy to refinish and refurbish it to its original look as a result of its starting thickness. However, hardwood is often more expensive than alternative options, and it also doesn’t typically work well in kitchens, bathrooms or other areas with high moisture.

However, the downside of carpet is that it requires regular maintenance. It is also worth noting that heavily trafficked areas will accrue more damage and wear and tear than lesser-used areas.

Due to many technological and engineering advancements, engineered wood flooring, or Luxury Vinyl Plank (LVP) flooring, has becoming increasingly desirable, and many designers and architects now prefer it over traditional hardwoods. Not only is it much easier, faster and cleaner to install than traditional hardwood planking, but it also comes in an endless variety of colors, hues, widths, lengths and grain patterns that up the ante in comparison with traditional hardwood flooring. Additionally, today’s manufactured “wood look” plank flooring is extremely durable in terms of scratch- and wear-resistance. In fact, many manufactured “wood look” floors are waterproof, and many also offer a sound-dampening layer, making them especially well-suited for multifamily applications.
