Consider who you are targeting
If your apartment complex is pet-friendly, incorporating a designated area for pets to play can go a long way as far as attracting tenants, particularly in a state that loves dogs as much as Colorado. Consider incorporating grooming stations, dog runs or fenced-in play areas to stand out among less dog-friendly competitors. Similarly, if you’re looking to attract families, consider adding a playground, swing set or similar outdoor recreation area to entice residents with children.
Add outdoor lighting
String lights add ambiance to any outdoor space, and LED lights allow you to illuminate a space without it impacting utility bills. While outdoor lighting increases the chances of your residents grilling in the evenings or having impromptu get-togethers, it also enhances security – another selling point for renters.
When it comes to adding or renovating outdoor space, think about upgrades that truly enhance residents’ quality of life. Adding onsite outdoor amenities gives your property a competitive advantage, and it also means you can charge more in rent for the residents your additions inevitably help attract.
