In today’s super-heated construction market retaining and scheduling quality subcontractors is one of the biggest hurdles to overcome. By having our own plumbing division we are now able to control one of the most important segments of our construction services. Andy specializes in the plumbing systems of vintage apartment and office buildings, which complements our core competency in renovations.

Andy is a highly qualified Master Plumber with over 25 years of experience in the industry. Before becoming the head of Wheelhouse Plumbing, Andy owned and operated his own very successful plumbing company and has many years of experience as a field superintendent and project manager. Born and raised here in Colorado, Andy is the third in line out of six brothers, and has raised two sons. Andy attended Red Rocks Community College and earned a degree in construction management before obtaining his first job in the plumbing industry. Today, with Andy’s unique set of skills he is ready to take Wheelhouse Plumbing to the next level by partnering with the well-established group of renovation professionals at Wheelhouse Construction.

Proof Is In The Profits – A Renovation Case Study
At Wheelhouse Construction we often mention that we offer more than just quality renovation services; we are also partners with our clients and assist them in formulating the most effective upgrade strategy to maximize the return on investment (ROI) of every project. We help owners determine the level of work that needs to be completed to achieve their financial objective. The sweet spot lies at the intersection of target demographic, maximum achievable rents for the neighborhood, surrounding competition, project budget, and investment horizon. An example of this successful formula is evidenced by a project that Wheelhouse Construction completed in 2015 in the Whittier neighborhood in Denver. The apartments were built in 1953 and contained 16, 520 square foot one-bedroom, one-bath units. The building had never undergone any significant renovation in its history. After several meetings with the prospective buyers prior to purchase, it was determined that due to the location of the property – near City Park, downtown, and the new St. Joseph’s Hospital complex- that the property would be ripe for a large-scale renovation. Wheelhouse Construction was able to create a preliminary project budget that provided the purchasers the comfort they required to proceed with the transaction and plan.

Over 85% Increase in Property Value and 258% Increase in Rents

BathroomAfterAs soon as the transaction closed Wheelhouse Construction was ready to commence construction. The units received new kitchens, baths, flooring, electrical fixtures, doors and trim, windows, and texture and paint; the plumbing lines, electrical wiring and most drywall was left intact. A new HVAC system was installed, the laundry room was remodeled and the entire property landscaped.
The property manager began pre-leasing the new units prior to the end of renovations and all of the units were re-leased within two months of project completion. Incredibly, the new units garnered rents and additional income of over two and a half times the original rent roll! Now, just over two years since the original purchase, the building is under contract to sell, which will yield an 85.62% increase over the original project cost (purchase + renovation).

Trendy Capitol Hill Apartment Building with Panoramic City Views Restored
A sought after Downing St. apartment building (formerly The Coachman Apartments) has been transformed into a modern living space with exciting amenities and spectacular Denver skyline views.  Wheelhouse Construction was the general contractor for the major renovations on the 82 unit, 11 story building, originally built in 1970.  The renovation phase of the transformation took approximately 10 months to complete.

Renovations to the building included new kitchens, bathrooms, glass balcony railings, mechanical systems, and flooring.  Common area amenities were added including a fitness center, yoga studio, communal kitchen with patio, indoor bike storage, and dog wash.

Wheelhouse Construction Completes Entire Building Renovation at SloHi’s Up and Coming Neighborhood
A group of investors which included Zvi Rudawsky, CPM® of Wheelhouse Construction purchased a 19-unit apartment complex located south of Sloan’s Lake in Denver.  The building and the units suffered from extreme deferred maintenance and was in extremely poor condition.  The ownership group hired Wheelhouse Construction to perform the renovation of the complex once all of the units were vacated.  The cost of the renovation was $475,000 which included new kitchens, new bathrooms, new flooring, new windows, new electrical fixtures, new plumbing fixtures, repairs to the HVAC and roofing system and new landscaping.  Upon renovation the average rental rate was $1,200/unit which was an increase of approximately $436/unit or $8,265/month.   Using a conservative capitalization rate of 6.5% this equates to an increase of in value for the property of approximately $1.5 Mil assuming a 95% occupancy rate.  The project was completed in the summer of 2015. The project received local press including television and news print as well as an article in The Wall Street Journal.

1455 Vine Street Sees First Renovations in 20 years

Wheelhouse Construction has completed the renovation of 7 of the 10 units at The Vines Apartments at 1455 Vine Street. The building was constructed in 1968, but the units had not been renovated in nearly twenty years. After consulting with Wheelhouse Management the new owner felt that there was room for substantial rent growth with moderate renovations; this determination was made due to the track record of many nearby buildings in the Boutique and Wheelhouse portfolio.

New kitchens, bathrooms, flooring and hard surfaces were installed. The exterior courtyard was re-landscaped and outdoor seating and barbecue area was added. Both the front and rear parking lots were re-paved. The result has been an increase in rents from $550 to $900

Wheelhouse Construction Renovates 40 Units at Topaz

Wheelhouse Construction has recently completed the renovation of the 40-unit Topaz apartment building at 1961 South Josephine Street in the DU neighborhood. The building was built in 1961 and formerly called the Skier’s Inn Apartments. Over the years the building had only seen modest renovations, basically on an as-needed basis to keep the units rentable. After a thorough market analysis and consultation with Wheelhouse Construction and Wheelhouse Management the new owner decided to reposition the property to fill a void in the DU housing market.

The units were completely renovated with new kitchens, bathrooms, flooring and paint. The exterior courtyard area was significantly improved with a decorative pergola, seating and a barbecue grill. The exterior street facade was also brought up to date. As a result of these improvements the average one bedroom rent was increased from $530 to $825, an increase of 55%. The rapid lease-up of this property during the traditionally slow winter months near a college campus, is testament to the fact the ownership, construction, and management strategy hit its mark.

Wheelhouse Construction Completes Renovation of 383 Corona St
Wheelhouse Construction has completed the renovation and adaptive re-use of the Shift Workspaces property at 383 Corona Street in the Alamo Placita neighborhood. The 16,000 square foot building, which was originally three attached buildings has been transformed into one of the most progressive, creative, and cutting edge office projects in the Denver area. The building, half of which was unoccupied and in disrepair, has completely changed the nature of this busy street between 6th Avenue and Speer Boulevard.The Shift Workspaces portion contains a 1500 square foot coworking (shared workspace) facility, 16 designated desks, and 25 private offices. The complex also contains the corporate headquarters of Boutique Apartments and Wheelhouse Apartments, the sister companies of Shift Workspaces. The Waffle Brothers restaurant still occupies ground floor retail space on the north side of the property. The popular breakfast and lunch eatery also underwent some interior and exterior renovations, including the installation of two large storefront garage doors which brightens the space and adds an indoor/outdoor feel.
